Our planning application has now been submitted to Brent Council, and we are excited to share with you the scheme we hope to deliver and how it has taken on board comments from the local community.

Atlip Road has been identified for mixed-use residential redevelopment within Brent’s local plan and as a Growth Area, suitable for tall buildings.
This provides us with an opportunity to regenerate this currently underused brownfield land into a thriving development, providing much needed and diverse new housing, community uses and an improved public realm in Alperton.

Much-needed new homes, which collectively will support a mixed and balanced community with 82% of the new London Affordable Rent homes provided as 3-bedroom, family sized homes

Exceptional design quality, supported by the QRP. High quality of homes, providing in excess of 70% dual aspect homes

New public open space including dedicated play space, public realm, extensive tree planting, and biodiverse-rich landscaping

New flexible community space and workspace welcomed and developed in collaboration with the local community

Training and employment opportunities for Brent residents throughout the construction programme

Improved environment along Atlip Road helping to create a better and safer pedestrian and cycle link between Alperton station and the Grand Union Canal

Sustainable development which delivers high-efficient new homes that benefit from renewable, low-carbon energy systems

Our Proposals

1 Central public garden
The green, publicly accessible central garden offers play, relaxation and social interaction opportunities for the local community and new residents. It will deliver a significant number of new trees and improved biodiversity, alongside play equipment and seating areas.
This south-facing courtyard within Atlip Mews will provide seating set amongst new landscaping, within which the community can relax and enjoy local amenities.
3 Tree-lined pedestrian route
This tree-lined pedestrian route running from Alperton Station through the site will link the play and amenity space to the canal. The scheme will provide a safe, attractive and well-lit pedestrian route between Alperton Station and the canal. It will benefit from improved surface treatment and landscaping to ensure a safer, more pedestrian and cyclist-friendly environment is delivered.

Our proposals will introduce a range of new green spaces and public realm to be enjoyed by members of the local community, alongside new residents.
These include a new central landscaped garden with play areas for children, and a southfacing courtyard with seating.

Community Space
Our proposals for Atlip Gardens include a multi-purpose and flexible community building, designed to accommodate a wide range of community activities and support local creative industries.
We have taken local feedback on board, and propose that this space will be able to accommodate community events, classes, co-working space, creative workspace and hire for birthdays and other celebrations.
Since our initial consultation was held, we have relocated the community space. It was previously on the ground floor of a residential building. We have given it more prominence as a standalone community centre which overlooks the central gardens.

Tailor Workspaces
Inspired by the rich heritage of tailoring and jewellery-making amongst the local Indian community, as well as the need for additional better-quality workspace, Atlip Gardens proposes a number of individual workspaces specifically designed for these local fashion industries
Our ideas have been informed by discussions with local tailors at a visit to neighbouring tailoring shops along Ealing Road.
